Development on brownfield land can present significant benefits and opportunities, and is a cornerstone of sustainable development. Development on such sites is however subject to increasing regulation through the planning process which can lead to delays whilst planning conditions are satisfied.
As a minimum, all brownfield sites will require a desk study (preliminary risk assessment) submitted at planning application stage that complies with Government guidance. The principal output of the desk study is a Conceptual Site Model that informs the design of any follow-on investigation work, and is constantly reviewed and updated as knowledge of the site increases. Depending on the desk study findings, investigation, risk assessment and remediation may be required, with each milestone requiring regulatory sign off.
Software utilised to assist the assessment process includes RISC 4, CLEA and EA R&D 20 remedial targets.
